Scope: Conceptual- Design development- CD review- Approvals process

Client: Hainan Jiabao Real estate Development Co.,Ltd

Program:  342,380 sm buildable area, divided over 10 condominium towers of 26 to 45 floors. The project contains a mix of 1750 units ranging in size from 50 sm studios to 300 sm roof top penthouses. The south side of the parcel faces a commercial street, with about 6000 sm, 2 story retail. The program calls for resort- like landscaping, with extensive waterscapes and recreational pools. Parking is provided in a basement extending to the site boundaries.

Location: Binhai Ave and Changbin 4th rd, Changliu District, Haikou, Hainan, China

Construction: cast in place concrete.

The Phase One buildings are expressed using a modification of the brise-soleil, or sun shading screen, reminiscent of the patterns in the sand left behind by the wake of waves at the beaches in front of the project. The screen wraps around the building completely uninterrupted, resulting in a perfectly uniform, yet lively, memorable architecturally expression. Planning regulations require neutral, non descriptive elevations, and  only after a close look one discovers this is actually a unique, modern residence. This restrained, yet creative approach to architecture of phase one, sets the language for additional towers currently under construction.

Each tower has it’s own program of amenities, expressed in designs inspired by Hainan’s unique environment: a modern lobby, decorated with Zen-like materials and landscaping, koi ponds, shoji screens and minimalist Italian furniture, a community room, fitness center and a rooftop infinity pool.
