Scope: Conceptual Design

Client: John Megay, William Swank

Program: 48 acres of phased development consisting of 450  condominiums divided over 4 towers, a 250 room extended stay hotel, 350,000 sf of life style retail, 200,000 sf of speculative office space. Community facilities include a fire and police sub station, a childcare center, and a dog park.

Location: highway 111 and Madison St., Indio, CA

Polo Square is designed to bring a new, vibrant atmosphere to the Coachella Valley, creating a community retail core and identity to the city of Indio. It will feature landscaped, tree-lined setbacks and widely-spaced towers within a phalanx of lower-rise modern shops and two-tier parking. All will be built along a central spine with heavily landscaped interior breezeways, courtyards and fountains. Intimate patio areas will be placed throughout to offer comfortable year-round places where people will enjoy meeting and dining. Easy transportation will be provided by a tramway, encouraging shoppers to explore this almost 1 km long lifestyle center end to end.
